HUMBOLDT — Construction should begin around mid-May on a senior housing complex in Humboldt.
Bill Caton of Excel Development, Lincoln, Neb., visited Wednesday with members of the Humboldt Planning Commission about his plans to build six duplex apartments on eight acres west of Arrowood Lane Assisted Living Center on the north edge of town.
In order for construction to begin, the land must be rezoned from single-family residential property to multi-family, for such things as apartment complexes. The Planning Commission will invite all surrounding property owners within 200 feet of the proposed construction site to a hearing March 30 to discuss their concerns.
Excel is receiving state tax credits to build the duplexes, geared for income-qualified residents who are 55 or older or disabled. Caton said a two-member family could not have a combined income equal to more than 60 percent of the area’s median income, or about $28,000.
Receiving the tax credits enables the company to rent the apartments — which will be known as Sterling Ridge Senior Homes — at affordable rates, Caton explained.
Excel has worked in league with Humboldt’s Rebuilding the Public Square group and the city’s Housing Action Team in developing its plans.
Excel has an agreement in place with Arrowood to purchase the property if the project is approved. Sufficient land is there to expand the complex if necessary.
The Planning Commission members also directed Caton to have a preliminary plat of their building designs for the March 30 hearing.
Construction would take about 11 months, Caton estimated, with all of the apartments filled by October 2012.
